The room ladder.
This is the whole price list for wall-to-wall carpet in a home. Pick the number of carpeted rooms and read across.

A room means up to 200 sq ft. Heavy pet soiling or greasy, ground-in dirt may raise the final price – we confirm any change by photo before we start. Viscose, silk and other delicate fibres need specialised low-moisture chemistry and hand finishing – a surcharge applies, and we confirm the exact amount by photo before we start (see our delicate fabrics policy).. Bedrooms, a living room, a den and a rec room each count as one room if they are within that size. Anything bigger counts as more than one, and we work that out from your photos before you book. Prices are before GST.

A three-storey townhome usually has two flights, not one. It is the line most people forget when they compare two quotes, so we call it out here.
Our minimum charge, explained plainly.
The minimum is $199.
One room is $159 on the ladder. But our minimum charge for coming out is $199, so a single room on its own comes to $199 rather than $159. The difference covers bringing the van, the machine, the hot water and an hour of work to your door for one room.
The moment you add anything else — a hallway, a flight of stairs, a second room, a sofa — you are past the minimum and the ladder price is simply what you pay. Two rooms is $249, not $249 plus something.
We tell you which one applies when you get your quote. It never appears for the first time on the invoice.

Offices, strata and clinics are priced per square foot.
Commercial carpet does not divide into rooms, so it is quoted by area instead: from $0.25 per sq ft. A 2,000 sq ft office floor works out at roughly $500 before GST.
Evenings and weekends are normal for us rather than a surcharge, and quotes come back the same day for anything under 5,000 sq ft.
The three flat facts
GST is extra on everything above.
There is no fuel surcharge — the rate in Sooke is the rate in Fairfield.
Nothing is charged to book. You pay after the work is done, not to reserve a slot.
What actually makes a price go up.
Five things, and only these five. If a quote you have been given moves for some other reason, ask why.
Rooms over 200 sq ft
A big open-plan living-and-dining space or a full-basement rec room is not one room on the ladder. We size it from photos or dimensions and tell you the count before you book.
Heavy soil
Carpet that has not been cleaned in five years needs a longer pre-spray dwell, agitation and a second extraction pass. That is the $180-per-room deep clean rather than the $159 standard — we say which one your photos call for.
Stairs, and how many flights
$59 per flight, up to 13 steps. One staircase is one flight. A three-storey townhome is two. Landings and split-level half-flights get counted honestly, not creatively.
Pet contamination
Surface accidents are the $65 enzyme add-on. Where urine has soaked through the carpet into the underlay it is deep clean plus pet treatment at $180 per room — and if the underlay genuinely needs replacing, we will tell you that instead of selling you a treatment that cannot win.
Access and multiple flights
Long hose runs from the van, several storeys up with no elevator, or a job spread across separate buildings all add time. Rare, but when it applies we quote it up front rather than adjusting on the day.
What we never charge for.
This list exists because the industry has trained everyone to expect the opposite.
- A fuel surcharge or travel fee. Anywhere in Greater Victoria, from Sooke to Sidney, the rate is the rate. We would rather group distant bookings into shared days than bolt a drive onto your invoice.
- A call-out fee. There is no charge simply for turning up.
- The hallway, whenever you book two or more rooms. On its own it is $35.
- Normal spot treatment on a standard job. Everyday spots are part of cleaning the carpet, not a separate line item. Genuinely set-in stains are the optional $20–60 deep stain treatment, and we tell you which is which from your photos.
- The quote itself. Photo quotes over WhatsApp are free and carry no obligation.
- A deposit to book. Nothing is taken up front — you pay once the work is finished.
