$0.25 per sq ft is the starting rate and it covers carpet in normal commercial condition. Heavy soiling, glue-down carpet tile that has never been cleaned, or a floor packed with furniture to work around will move the rate above the starting point — and the written quote says by how much, before you commit to anything. GST is extra, there is no fuel surcharge, and our $199 minimum charge applies to small jobs.

Strata common areas

Corridors, lobbies, stairwells and amenity rooms. Corridor carpet is the first thing an owner sees walking to their door and the first thing a buyer notices at a showing, which is why councils get asked about it.

Offices

Workstation lanes, boardrooms and reception. The traffic lane running down the middle of an office floor is what everybody sees and nobody can vacuum out — extraction is what actually lifts it.

Clinics and dental suites

Scheduled around patients, with low odour and a 4-to-6-hour dry time so the rooms are ready for the next morning. Treatment rooms and waiting areas can be done on separate evenings if you would rather not close anything.

Salons and barbershops

Colour drips, product overspray and carpet loaded with cut hair fibre. It is a specific kind of soiling and it responds much better to extraction than to a bonnet pass.

Short-term rental turnovers

Between guests, against a check-in time. Send the turnover schedule and we will fit the carpet into the window rather than the other way round.

Retail

The door line and the first three metres of a shop take the whole street’s footfall. Cleaning before opening means the floor is dry and the shop trades normally.

Scheduling

After hours and weekends, at the same rate.

We are owner-operated. That is not a slogan here — it is the reason evening work is straightforward. There is no crew to pay shift premiums to and no dispatcher deciding whether your building is worth the trip, so an 8pm start is just a start time.

Carpet is dry in 4 to 6 hours after extraction. A Friday-evening clean is dry for Saturday trade. A Tuesday-night clean is dry before Wednesday morning. Strata corridors cleaned in the evening are walkable the same night with care and fully dry by the time most residents leave for work.

There is no after-hours premium and no weekend premium on our per-square-foot rate.

Quote turnaround, stated plainly

Under 5,000 sq ft — same day. Send floor dimensions or a floor plan and a few photos and you get a written quote back the same day, with the rate per sq ft and the total.

Over 5,000 sq ft, multiple buildings, or carpet tile in unknown condition — we walk it first. We would rather see it than guess, book that visit within the week, and quote after. Guessing is how a quote turns into a “revised” invoice, and we do not do revised invoices.

Recurring work runs at the same per-square-foot rate with the dates set in advance. There is no contract term to sign and no cancellation clause — if the building changes, the schedule changes.

What a council actually needs to make a decision.

If you are putting carpet cleaning to a vote, these are the six things that make the vote quick.

  • A written scope. Which buildings, which levels, which common areas, and what is explicitly excluded. Ambiguity in the scope is where disputes come from.
  • A per-square-foot rate and a total. Both, so your council can line up competing quotes and compare them properly instead of comparing two different-sized jobs.
  • Insurance status. A certificate of insurance can be provided on request — ask and we send it with the quote.
  • The schedule and the disruption. Which evenings, how long each level takes, and how long the corridor is damp. Ours is 4 to 6 hours to fully dry.
  • A named contact. You deal directly with the owner-operator doing the work. Nobody is passing your building to a subcontractor.
  • An itemised, dated invoice for the council’s records and the next AGM.

How much does commercial carpet cleaning cost in Victoria?
From $0.25 per square foot. A 2,000 sq ft office floor is roughly $500, a 1,200 sq ft clinic suite roughly $300, and 3,600 sq ft of strata corridor roughly $900. GST is extra and there is no fuel surcharge. Our $199 minimum charge applies to very small jobs, and heavier conditions are quoted above the starting rate in writing before you commit.
Can you clean after hours or on weekends?
Yes, and there is no after-hours premium on the rate. We are owner-operated, so an evening or Saturday job is simply when the work happens rather than a special arrangement that has to be paid for. Offices get done after close, clinics after the last patient, salons after the last chair, retail before opening.
How quickly can we get a quote?
Same day for anything under 5,000 sq ft. Send floor dimensions or a floor plan plus a few photos and you get a written quote with the per-square-foot rate and the total. Above 5,000 sq ft, or where there are multiple buildings or carpet tile in unknown condition, we would rather walk the space first and quote after that visit.
Are you insured?
A certificate of insurance can be provided on request. Ask when you enquire and we will send it with the written quote so your council or facilities manager has it on file before any decision is made.
Do you offer a recurring schedule for a strata or an office?
Yes. Monthly suits high-traffic lobbies, gyms, clinics and salons; quarterly suits offices, strata corridors and professional suites; twice yearly suits low-traffic suites and boardrooms. Recurring work runs at the same per-square-foot rate with the dates set in advance, and there is no contract term locking you in.
How long before the carpet can be walked on again?
It can be walked on straight away with care, and it is fully dry in 4 to 6 hours depending on airflow and how heavy the carpet is. That is why a Friday-evening clean is dry for Saturday trade, and a Tuesday-night clean is dry before Wednesday morning.
