Carpet cleaning in Colwood — where beach sand is the real enemy.
Living in Colwood means Esquimalt Lagoon and the Royal Bay shoreline, and that means sand comes home in shoes, on dogs and at the bottom of beach bags. Sand works its way down to the base of the pile where a vacuum has no chance of reaching it, and then it quietly cuts the fibre every time somebody walks across the room.

Sand, new carpet, and what to actually do about each.
Why sand matters more than a stain does
A wine spill is a stain: visible, irritating, and usually treatable. Sand is a different category of problem. It is abrasive, it sinks past where any vacuum reaches, and it does its damage silently over months. By the time a beach-side carpet looks dull, what you are seeing is fibre that has been scratched, not fibre that is dirty.
Hot-water extraction with real suction is what pulls that grit back up out of the base of the pile. It is the reason a house near the lagoon gets more genuine benefit from a proper extraction clean than an equivalent house inland does — there is simply more down there to remove.
New carpet is worth protecting; old carpet is not
Royal Bay and Latoria are mostly built inside the last decade, so a lot of the carpet we see there is still in genuinely good condition. Carpet protection is a fibre treatment applied after the clean, priced $40–80 depending on the area covered. It does not make carpet dirt-proof and anyone who tells you otherwise is selling. What it does is buy you time to blot a spill before it sets, and make the next clean easier.
On new carpet, in a house with kids and a beach five minutes away, it is the one add-on we think is genuinely worth the money. On carpet that is already worn out, it is not, and we will say so.
Triangle Mountain is a different job entirely
The older homes up the hill have older carpet, more of it, and often a steep flight or two connecting the levels. Stairs are $59 per flight of up to 13 steps. Older carpet also gets an honest assessment first: if the colour has gone in the traffic lane, cleaning will not bring it back and we would rather say that before you book.
A Royal Bay house with the beach traffic protected.
Four carpeted rooms, with protection applied to the two that take the sand.
| Line | Price |
|---|---|
| Four carpeted rooms — the ladder | $349 |
| Hallway — free with two or more rooms | $0 |
| Carpet protection on two rooms — priced by area | $40–80 |
| Total, before GST | $309–349 |
Without protection it is simply $349. Add $59 per flight if there is a carpeted staircase, and $65 for a pet enzyme treatment if the dog has had accidents as well as sandy paws. Everything is on the price list.
