Older homes and a good number of rental suites near Victoria General. Shift work is the norm here, and so are evening bookings for us. Being owner-operated means a 6pm start is simply a start time, not an overtime request that gets loaded onto the quote.

Portage Inlet & Six Mile

Waterfront and near-waterfront homes where damp air is a permanent fact of life. Carpet still dries in 4 to 6 hours after extraction, but in a closed-up room facing the water it is worth cracking a window or running a fan to keep it on that schedule rather than stretching past it.

Is View Royal inside your regular service area, or is it an extra trip?

It is squarely inside it. View Royal sits between the Victoria core and the West Shore, so we drive through it on the way to a large share of our other jobs. There is no travel charge and no fuel surcharge, and short-notice bookings are genuinely easier here than almost anywhere else we cover.

How much for two bedrooms and a staircase?

Two rooms is $249 on the ladder, the hallway is free because it is booked alongside two or more rooms, and one flight of stairs is $59 for up to 13 steps. That is $234 before GST. A three-level house with two staircases is $279.

Can you come in the evening? I work shifts at Victoria General.

Yes, and there is no after-hours surcharge for it. We are owner-operated, so an evening start is just a slot rather than something that has to be paid for at a higher rate. Tell us the window that works around your rotation and we will book inside it.

I only need one room done. What does that cost?

One room is $159 on the ladder, but our minimum charge is $199, so a single room booked entirely on its own comes to $199. The moment anything else goes on the job – a hallway on its own at $35, a flight of stairs at $59, a second room, or an armchair – you are past the minimum and you simply pay the ladder price. We tell you which of the two applies when you get your quote, never afterwards.

How long will the carpet stay damp in a house near the water?

The usual 4 to 6 hours, but airflow matters more here than it does inland. Extraction removes most of the moisture at the time of cleaning, so what is left is damp rather than wet. In a closed-up room facing Portage Inlet, opening a window or running a fan for the first couple of hours makes a noticeable difference to how quickly it finishes drying.
