Carpet cleaning in Oak Bay — old houses, wool broadloom, stair runners.
Oak Bay has the oldest housing stock in the region, and that changes what is under your feet. Pre-war and mid-century houses through the Uplands, Gonzales and Estevan are full of wool broadloom and stair runners rather than the polyester you find in a new West Shore build. Wool is a genuinely different material to clean, and treating it like synthetic is how carpets get browned and shrunk.

The Uplands down to Gonzales.
The whole district, at the same rate as anywhere else in the region.
No travel charge and no fuel surcharge. Oak Bay is close in, so scheduling is straightforward and a same-week slot is usually available.
Three things an Oak Bay carpet needs that a new-build carpet does not.
Wool holds water, and water is what causes the damage
Wool is absorbent in a way synthetic fibre simply is not. Over-wet a wool carpet and two things follow: cellulosic browning wicks up from the jute backing as it dries and leaves yellow-brown patches, and the carpet can shrink away from the tack strip at the edges. The fix is not a secret product. It is controlling how much water goes in, how much comes back out, and taking the drying seriously rather than packing up and leaving. Wool also wants a gentler pH than a builder-grade polyester will cheerfully tolerate.
A stair runner is detail work, not less work
A runner is narrower than a fully carpeted staircase, but it takes as long or longer. There are two exposed edges that have to keep a clean line, wood on either side that has to stay dry, and the nosing on every step where all the wear actually is. We price a runner as a flight — $59 per flight of up to 13 steps — the same as full stairs, rather than inventing a premium for it.
Old carpet gets an honest assessment before anything else
A lot of Oak Bay wool is thirty or forty years old and structurally excellent, and that carpet cleans up beautifully. Some of it has sun-faded along the window line, or has permanent colour loss where something was spilled a decade ago and left. Cleaning does not put colour back. We would far rather tell you that from your photos than take the booking and have you disappointed standing in the room afterwards.
Hand-knotted rugs are their own trade
We clean area rugs in place, in your home, and that suits machine-made and modern rugs perfectly well. If you have a genuine hand-knotted piece with real value, we will tell you honestly that it belongs at a specialist rug plant where it can be immersion-washed and dried flat — not cleaned on your living-room floor by us.
Three bedrooms and the stair runner in a Gonzales house.

| Line | Price |
|---|---|
| Three carpeted bedrooms — three rooms on the ladder | $299 |
| Landing hallway — free with two or more rooms | $0 |
| Stair runner — priced as one flight, up to 13 steps | $59 |
| Total, before GST | $274 |
Wool does not carry a surcharge — it carries a different method. If you want fibre protection afterwards it is $40–80 by area, and a deep stain treatment on a specific mark is $20–60. Everything is on the published price list.
