Gordon Head & Mount Doug
Nineteen-sixties and seventies family houses, usually still in the original layout: carpeted bedrooms upstairs, hard floor down, one carpeted staircase between them. The bedrooms are almost always under 200 sq ft. Heavy pet soiling or greasy, ground-in dirt may raise the final price – we confirm any change by photo before we start. Broadmead & Cordova Bay
Bigger houses, more carpet: bedrooms plus a family room or rec room downstairs, and often two staircases rather than one. The rec room is normally what pushes the count past four rooms, and a really large one counts as more than a single room on the ladder. That gets settled from photos before you book.
Quadra, Tillicum & Uptown suites
Low-rise and mid-rise apartments with one or two carpeted bedrooms and a carpeted hallway. Two rooms at $249 with the hallway included is the single most common Saanich booking we take.
Rentals near UVic
Student and shared houses where the traffic lanes have been walked hard and the walkthrough date is already fixed on the calendar. Those go on a flat move-out package rather than the room ladder, starting at $299 for a studio or one-bed.
