Do landlords in BC require professional carpet cleaning at move-out?
Often, yes. BC’s Residential Tenancy Policy Guideline 1 says carpets should be steam cleaned or shampooed when a tenancy lasted a year or more — and also if you smoked or had pets, regardless of how long you stayed. Your tenancy agreement may add its own requirements on top. We provide a dated receipt naming the service, which is exactly what the final inspection and deposit disputes call for.
How close to my move-out date should I book?
Book us 1–2 days before your final walkthrough so the carpets are fresh and fully dry when your landlord inspects. We keep same-week slots open for exactly this reason.
How long until carpets are dry?
Most carpets are fully dry in 4–8 hours after our hot-water extraction clean, depending on carpet type, thickness, and ventilation in the unit.
Can you remove pet stains and odor?
Yes — we use an enzyme treatment that digests pet urine odor at the source rather than masking it. If a stain has permanently damaged the carpet dye or backing, we’ll tell you honestly before we start rather than promise a result we can’t deliver.
Do I need to be there?
